A young property consultant and industry trainer, who has built and sold nine homes in the past three years, will lead a workshop in Logan, sharing her tips and tactics to make building or purchasing a home a smooth and stress-free process.
Property expert Jessica Osborne will host the free event, which will be held on April 22 at Fitzy’s Pub in Loganholme, to teach buyers the essentials about choosing the right home to suit individual lifestyles and budgets.
Ms Osborne, who has worked as a land sales agent for ten years, says she started running workshops after realising many purchasers lacked confidence in making decisions about buying or building a new home and were often unsure about what to look for.
She says while location and purchase price play an influencing role in any property transaction, buyers need to pay more attention to the design of the home they are choosing in order to maximise financial and lifestyle benefits.
“A lot of prospective purchasers are suffering from information overload – there are plenty of resources available about home buying but it is difficult for purchasers to understand what is important and how to relate what they learn to their own circumstances,” she said.
“This workshop distils the home buying process into simple steps, showcases the pros and cons of different options and offers interactive and tailored activities so buyers walk away with a clearer picture of the direction they want to head in.
“I have realised that one of the key factors that people tend to overlook when purchasing a home is the design or floorplan of the property. A good design often takes a backseat to a preferred location or more affordable option, which may cause issues in the long term.
“One of the things I encourage purchasers to do in the workshop is to think ahead and consider how a property can ‘grow’ with them. For example, if they are a young couple they may need to think about room for a family or the ability to rent out a room for additional income.
“Even investors need to consider floorplans in relation to the demographic of the area they are buying in, so they can be sure they are choosing a home that meets the needs of the local population.
“Choosing a home with a flexible floorplan is my top tip for buyers, whether they are buying new, established or building the property themselves.”
Ms Osborne says research is another critical tool for savvy buyers.
“If a purchaser is buying a new home or building, this workshop will teach them how to conduct searches to establish the credentials of developers and builders, to ensure they will not be disappointed with the end result,” she said.
“A lot of this research can be completed online, but it’s always a good idea to visit developments or display homes to get a first hand look at the quality and type of homes that have already been delivered.”
The workshop is sponsored by developer AVJennings, which is currently selling new townhomes in its Parkside Bethania community, priced from $299,900. The first stage of the new community is now complete, featuring 13 townhomes, a display unit and a residents’ recreation space including a pool and barbeque terrace.
